    My deck is 25 years old. Can it be repaired or does it need replacing?
    That depends on the framing, the ledger attachment, and the footings rather than on how the surface boards look. We inspect all three before quoting. If the structure is sound we can talk about resurfacing, and if it is not, we will tell you that directly rather than building on something that will not hold.
    What is a ledger board and why does it matter?
    The ledger is the board that attaches the deck to your house, and improper flashing at that connection is the leading cause of deck failure. Decks built before current code frequently have problems there. On older homes we inspect the ledger and flashing as part of the estimate.
    Can you build a deck over my walk-out basement patio?
    Yes, and it is a common design in Hixson. A raised deck off the main floor with usable space underneath works well on these lots. If you want that lower space to stay dry, we can install an under-deck drainage system so water sheds away instead of coming through the boards.
    Is composite worth it for a replacement deck?
