Hixson is an established suburb, and the housing stock reflects it. A lot of these homes were built between the 1970s and the 1990s, which means a lot of these decks are pressure-treated pine that has been out in the weather for two or three decades. Most of what we do in Hixson is replacing a deck that has reached the end of its life with something built to outlast the next owner.

Established neighborhoods bring their own set of considerations.
A pressure-treated deck built in the 1980s has usually failed at the fasteners and the ledger long before the surface boards look bad. We evaluate the framing, the ledger attachment, and the footings before quoting - and when a deck is not worth saving, we tell you plainly rather than building on top of a structure that will not hold.
Improperly flashed ledger boards are the leading cause of deck failure, and they are common on decks built before current code. On older Hixson homes we pull back siding to inspect the attachment and flashing, because that connection is what actually holds the deck to the house.
Hixson lots roll more than Ooltewah's but far less than the mountain's. Many homes here have walk-out or daylight basements, which opens up two-level designs - a raised deck off the main floor with a patio or lower deck underneath, and dry space beneath if we install an under-deck drainage system.
Closer to Chickamauga Lake, humidity and moisture load run higher, and wood decks in those neighborhoods degrade faster. It moves the material conversation toward composite for homeowners who do not want to repeat this project in fifteen years.
